The off-market pool we track across the Bay stands at 420 homes this week, with 99 added over the past seven days — yet almost none of that growth reached the nine luxury towns, which took in just 12. The number worth watching is the standing count: two weeks ago those nine towns held 65 homes on the quiet market; today it is 52. The order is shifting too — Hillsborough and Saratoga now hold the deepest quiet inventory at eight each, while Atherton, Palo Alto and Portola Valley added nothing at all. Why less at the top rather than more? This quarter's Pulse report offers a capital-side answer: after a 20.9% year in equities, owners feel no pressure to sell and buyers would rather borrow than unwind a compounding position — there is more money around, but no more houses changing hands.

$5M is where buyer financing changes character — below that line most buyers borrow; above it, most pay cash.

The counterintuitive part is the top: after a 20.9% year in equities, financed deals above $10M rose from 2 last quarter to 10. Selling to pay cash means exiting a compounding position and booking capital gains now, while a 6.4% mortgage costs less than the expected return — not less wealthy, just more precise about the cost of money.

The middle moved the other way: all-cash at $3M–$5M gained 4.2 points in a year. The top is borrowing while the middle pays cash — the ladder is converging from both ends.
