The number that anchored several recent issues — a Woodside home quietly asking $68M — is no longer in the pool we track. The city's off-market range now tops out at $50M, even as one new home came in over the past seven days. Zoom out and the Bay-wide pool stands at 435 homes with 112 added this week, yet the nine luxury towns hold just 48 between them (65 two weeks ago, 52 last week) and took in only six new. Atherton, Palo Alto, Los Altos Hills and Portola Valley added nothing at all. That doesn't mean the top isn't trading — most of it simply happens off any list: on July 29 we closed an $8M sale in Atherton representing the seller. This issue's videos and long-reads circle one question: when the best homes surface less and less, how should a buyer, or a seller, read the market?
