Four weeks ago sixteen Palo Alto homes were changing hands off the open market. This week there are two — the thinnest supply line among the nine luxury towns, with nothing added in the past seven days. The activity moved elsewhere: Woodside and Menlo Park each added three, Saratoga two, and Menlo Park now carries the most inventory of the nine at eight. When supply gets this thin, buyers stop winning by seeing more houses and start winning by knowing earlier which one is about to move — and sellers have to rethink what actually makes theirs scarce. That question runs through everything below.
