Qixi Festival

Next Wednesday (August 19) marks Qixi, the night the cowherd and the weaver girl cross the bridge of magpies — China's own festival of devotion. However far the year has carried you, may it find you and yours under one warm roof.

Last week we wrote that Palo Alto's quiet-market supply line was down to two homes; this week it refilled to four. The real restock happened in Saratoga — four new homes in seven days, lifting it to nine, the deepest off-market inventory of the nine luxury towns. Across the Bay the tracked pool now stands at 431 with 109 added this week, and the top end keeps trading away from any list: on Thursday we closed a $9.5M off-market sale in Palo Alto, representing the seller. With Qixi around the corner, the founders' latest videos and three practical long-reads follow below.

A Buyer Sent an All-Cash Offer in the Name of an LLC — How Do I Verify, as the Seller, That They Can Really Pay and Close on Time?
