A new school year begins this week. May the mornings stay unhurried and the curiosity travel to school with them — our warmest wishes to every Bay Area family.

Most Bay Area districts start classes next Wednesday. Over the past seven days, 108 new homes came onto our off-market radar, lifting the tracked pool to 420 — yet only nine landed in the nine luxury towns: three in Menlo Park, two each in Los Altos and Saratoga, one each in Palo Alto and Hillsborough, and none at all in Atherton, Woodside, Los Altos Hills or Portola Valley. Those nine towns now hold 47 homes between them. Put differently, this week the quiet market restocked in exactly the five towns families compare every August — so two of the long-reads below start with what is most often misread about them: where a school attendance boundary actually runs, and where a city limit does.
