Three weeks ago we wrote that just two Palo Alto homes were still changing hands off the open market — the thinnest supply line among the nine luxury towns. This week it took in seven, and at ten homes it is once again the deepest of the nine. The combined count across those towns is unchanged at 47, so what moved was not the level but the map: of the eleven homes that landed in the nine over the past seven days, seven were in Palo Alto, while Atherton, Woodside, Hillsborough and Portola Valley took in nothing at all, and Menlo Park — which led at eight earlier this month — is down to three. Bay-wide the tracked pool stands at 403 with 92 added this week, the other 81 filling in the broader market below the nine. When supply migrates between towns like this, whether a house is scarce depends on whether its own line is restocking or running dry.
