Last week the quiet market moved at the very top, with Hillsborough's off-market ceiling jumping to $40M. This week the restock came at the entry end of the nine luxury towns: eight new off-market homes landed in the nine over the past seven days, three of them in Menlo Park, which took in nothing a week ago and now holds four, all between $2M and $4M, the lowest price band of the nine. Hillsborough, up from four homes to six just last week, added none and is back to four. The nine towns hold 39 between them, unchanged; Bay-wide, 87 homes came onto our radar and the tracked pool slipped to 341. For a buyer with $3M to $4M who wants to stay inside these nine towns, this week's private options surfaced in Menlo Park, not in any pricier town. The videos ask whether grades and brand-name schools still give a child an edge in the AI era, where the money goes in a $45M home, and why Silicon Valley buyers barely two years out of school can afford luxury homes; the three long-reads cover offering on a home you have never walked through, borrowing back cash after an all-cash purchase, and whether a Palo Alto school-district home gets a four-year-old into TK nearby. Also this week: Marie and Kevin's second Inman byline, on why cross-cultural deals quietly come apart between an accepted offer and closing. A summary is below.
