After three straight weeks of net outflow, the Bay Area’s off-market pool stopped shrinking: 95 homes came onto our radar over the past seven days, a few more than last week’s 88, and the tracked count edged back from 350 to 355. In the nine luxury towns, turnover quickened instead — 12 new arrivals, the most since Labor Day week, yet their combined count slipped from 41 to 39. Saratoga alone took in six but rose only from nine homes to ten, meaning five left in the same week; Hillsborough added two, climbing from four to six, and the top of its range jumped from $12.5M to $40M; Atherton, Woodside, Portola Valley and Menlo Park took in nothing. When homes come and go this quickly, how scarce a town’s quiet market really is depends less on how many homes are sitting there than on how fast they move.
