In the week before Labor Day, 140 homes came onto our off-market radar across the Bay. Each week since, that number has slowed — 105, then 100, and 88 this week — and with about 103 homes leaving this week alone, the tracked pool has fallen from 455 to 350 in three weeks. The slowdown has not reached the top: the nine luxury towns took in 11 new homes, more than the eight in each of the previous two weeks, and still hold 41 between them. Saratoga added four and, at nine homes, now stands alone as the deepest of the nine; Palo Alto added three, recovering from two to four; Los Altos, last week's most active town, took in none and slipped from six to three. Three weeks into the fall listing season, the quiet market is thinning across the Bay while the top end keeps restocking at its usual pace. Marie's latest video maps where 2027 prices could go across three bands above $3M, Kevin takes on owners whose 7-year ARM resets in 2028 or 2029, and the three long-reads cover preemptive offers, closing timelines, and the property tax on an inherited home.
