Mid-Autumn Festival falls next Friday. Over the past seven days, eight new homes landed on the quiet market in the nine luxury towns, and three of them were in Los Altos — this week's most active town, which now shares the deepest off-market inventory of the nine with Los Altos Hills and Saratoga at six apiece. The other five arrived one each in Woodside, Hillsborough, Los Altos Hills, Menlo Park and Saratoga; Atherton, Palo Alto and Portola Valley took in nothing, and Palo Alto slipped to two. The nine towns hold 41 between them, one more than last week, while the Bay-wide pool fell again: 100 new arrivals could not offset the departures, and the tracked count went from 384 to 365, a second straight week of net outflow. The broad market is clearing while the top end is turning over — two weeks into the fall listing season, the homes trading away from the open market are not fewer, just more concentrated in a handful of towns.
