Over the past seven days, 105 homes came onto our off-market radar — and the tracked pool still fell, from 455 a week ago to 384. Net of arrivals, roughly 176 homes left the quiet market in a single week. The nine luxury towns tell the same story more sharply: their combined count dropped from 52 to 40. Menlo Park, tied for the deepest inventory at eight last week, is down to one, and Palo Alto slipped from seven to four. Only eight new homes landed in the nine — two each in Los Altos, Portola Valley and Saratoga, one each in Atherton and Palo Alto — leaving Los Altos and Saratoga sharing the top at six. A home leaves our pool for one of two reasons: it sold quietly, or it went onto the open market. In the first week of the fall listing season, an outflow of this size is not a surprise. For buyers, some of the homes that would have traded privately are about to surface as public listings; for sellers, the more neighbors head to market at once, the more carefully the scarcity premium of a private sale has to be weighed.
