Terms of Service

Effective date: May 25, 2026

These Terms govern the relationship between MK Group Briefing subscribers and MK Group, covering the nature of the content, the brokerage relationship disclosure, and limitation of liability.


Acceptance

By subscribing to MK Group Briefing (newsletter.mkbayarea.com) you agree to these Terms of Service. If you do not agree to any of them, please do not subscribe, and you may unsubscribe at any time via the link at the bottom of every email.

Service description

This service is a weekly bilingual (Chinese & English) real estate briefing covering Bay Area off-market activity aggregates, the MK Pulse quarterly market report, founder video picks, and curated long-reads.

The service is operated by MK Group (Meridian Keystone Real Estate Group). The two founders, Marie Wang (CA DRE 02110980) and Kevin Mo (CA DRE 02127623), practice with Keller Williams Realty at 19900 Stevens Creek Blvd, Ste 100, Cupertino, CA 95014.

Content is informational, not professional advice

Market data, price trends, neighborhood analysis, school information, and similar content in the briefing is informational only and does not constitute real estate, tax, legal, financial, or investment advice tailored to your specific circumstances.

Any purchase or sale decision depends on your individual circumstances, contract terms, and point-in-time market conditions. Before acting, please consult appropriately licensed professionals (real estate agents, attorneys, tax advisors, mortgage brokers).

Off-market data is reported as city-level aggregate activity (pace, price ranges) — it does not contain any identifying information about individual properties or sellers.

Real estate brokerage relationship disclosure

Subscribing to MK Group Briefing does not by itself create a real estate brokerage client relationship between you and Marie Wang, Kevin Mo, or Keller Williams Realty.

To formally engage representation for buying or selling, a separate written client representation agreement (buyer or listing representation agreement, on the California real estate industry standard form) must be signed.

California real estate transactions must be conducted through agents holding a valid DRE License. License status for Marie Wang and Kevin Mo can be verified at the California Department of Real Estate (DRE) website.

Your obligations

Provide a real and valid email address.

Do not use the service for any illegal, fraudulent, or harmful purpose.

Do not attempt to bypass anti-abuse mechanisms (CAPTCHAs, rate limits, unsubscribe flow).

Do not scrape, crawl, or redistribute briefing content commercially without authorization. Personal reading and forwarding to friends or family is permitted.

Intellectual property

All text, design, images, and data visualizations in the briefing are owned by or licensed to MK Group. For reuse or commercial citation, please contact kevin.mo@mkregroup.info in advance. When citing specific figures from the quarterly market report, please credit "MK Pulse · MK Group" as the source.

Third-party links

The briefing may contain links to third-party websites (YouTube, knowledge-base articles, partner sites). We are not responsible for the content, privacy practices, or availability of third-party sites.

Changes to and termination of service

We may adjust send frequency, content sections, or discontinue the service entirely. Material changes (including a shutdown) will be communicated to active subscribers in advance.

We reserve the right to refuse service to any subscriber who violates these Terms (for example, detected bot signups, spam complaints, abuse of the unsubscribe flow).

Limitation of liability

To the maximum extent permitted by California law, MK Group, its founders, and affiliates are not liable for any direct, indirect, incidental, special, or consequential damages arising from the use of or inability to use this service. The service is provided "as-is", without warranty of any kind, express or implied.

Governing law

These Terms are governed by the laws of the State of California, without regard to its conflict of laws principles. Any dispute arising out of this service shall be submitted to the state or federal courts of competent jurisdiction in Santa Clara County, California.

Changes to these Terms

We may update these Terms from time to time. Material changes will be communicated to active subscribers by email before they take effect. Continued use of the service after a change constitutes acceptance of the updated Terms.
